Water Heater Troubleshooting

NO HOT WATER 
• No power to water heater. Check for blown fuses or tripped circuit breaker. Check for power. 
• Burned out upper heating element (Dry Fired). Replace upper heating element. 
• Energy Cut Off Switch tripped. 
• Faulty Thermostatic Mixing Valve. Check hot water at other faucets. 
• Non-Functioning electronic thermostat. Check/replace electronic thermostat.  
• Leak in plumbing system. Check hot water side of home’s plumbing system for leaks.   

INSUFFICIENT HOT WATER  
• Thermostat set too low. Set thermostat to desired temperature. 
• Non-Functioning lower heating element Replace lower heating element.  
• Water heater’s capacity too small (or usage too high). Install adequately sized water heater (or reduce usage). 
• Thermostatic Mixing Valve faulty/set too low. Check hot water at other faucets. 
• Non-Functioning lower thermistor. Replace lower thermistor.  
• Hot and cold pipe connections reversed. Correct piping. 
• Leak in plumbing system. Check hot water side of home’s plumbing system for leaks. 
• Melted dip tube. Check/replace dip tube. 

SLOW HOT WATER RECOVERY  
• Low supply voltage. Check power (voltage). 
• Malfunctioning lower heating element. Check lower element and replace if burned out. 

TEMPERATURE TOO HIGH  
• Non-Functioning electronic thermostat. Replace electronic thermostat.  
• Grounded/shorted heating element. Replace heating element.  
• Thermostatic Mixing Valve faulty/set too high. Check hot water at other faucets. 

LOW WATER PRESSURE  
• Partially closed supply valve.  

DRIPS FROM T&P RELIEF VALVE  
• Excessive water pressure. Use Pressure Reducing Valve set to 50-60 psi. 
• Thermal expansion. Install a Thermal Expansion Tank. 
• Debris under valve seat.  

WATER ODOR  
• Bacteria in the water

I bought a Reliance 40gal NORT970 heater in 1996. It was still working as of yesterday. But it developed a leak recently, and had to be removed. We sell Reliance where I work, and we don't get many complaints or returns. I plan to buy another Reliance heater.

After 31 years of use, I just replaced my Reliance 40 gal Model 501 gas water heater. It was still working fine but I noticed a small amount of water under the heater and I felt that a new heater would provide hotter water. The original heater had a 3 year warranty and sold for $178! Reliance made an incredible product... I hope the new one that replaced it is half as good.

June 8, 1991 purchased & installed a Reliance 501 natural gas hot water heater. Model #5-40-NORT6-F (manufactured 1988). Sad to have to replace it now TWENTY-SIX (26) years later. This Ashland, TN company ranks right up there with Scotch Tape, McDonalds & Kleenex & Rheem.

My current Reliance water heater is less than 50 days old and is very efficient at heating the water I use and maintaining it. I'm very pleased as is my family with its performance thus far. I selected it from several available and it met what I was seeking. As I have owned this brand in the past I knew it would meet my expectations. Reliance water heaters perform well over long periods of time. They are quality built and easy to adjust settings. They are also good for the pocket making them a great value. They came in quick order. The installers were very courteous and were very careful to remove the old one with the new without disturbing the area or making a mess throughout the process. It was not a lengthy time so my day was not overly disturbed. They arrived at the time that was scheduled which I appreciated.
